Automatic Gate Maintenance and Barrier Servicing
Planned servicing, breakdown visits and maintenance takeovers for automatic gates and vehicle barriers, from our base in Chatham.
Why an automatic gate needs regular maintenance
An automatic gate or barrier works hard. It may open dozens of times a day, sits outside in rain, frost and summer heat, and depends on motors, hinges, sensors and control electronics working together. Wear rarely announces itself. A hinge gradually stiffens, a photocell lens gathers dirt, a motor begins to labour on a cold morning, and eventually the gate stops part-way or refuses to open at all. Planned gate maintenance looks for those changes before they become a breakdown that leaves a driveway, car park or yard entrance out of action.
Maintenance also matters for safety. A moving gate or barrier must stop or reverse when something is in its path. Safety edges, photocells and force settings should be checked as part of every visit rather than assumed to be working because the gate still moves. A gate that closes without reacting to an obstruction needs attention straight away and should not be left in automatic use.
What a gate and barrier maintenance visit involves
The engineer starts by watching the gate or barrier run through normal operation and asking how it is used day to day. The visit then works through the mechanical and electrical parts of the installation, so problems are found in context rather than one component at a time.
- Hinges, rollers, tracks and fixings checked for wear, alignment and free movement
- Motor and gearbox operation, including manual release so the gate can be moved during a power cut
- Photocells, safety edges and obstacle detection tested to confirm the gate stops or reverses
- Control panel, limits and timings reviewed, with intercom, keypad or access control interfaces checked
- Barrier arm, balance and boom condition on vehicle barriers, along with loop or sensor detection
- A written record of what was tested, what was found and anything that needs follow-up work
Breakdowns, stalling gates and systems fitted by others
If a gate has already stopped working, describe what happens when it is operated: whether the motor hums but nothing moves, whether it starts and then reverses, or whether nothing responds at all. Our gate motor stalling guide explains the common symptoms and the safe checks an owner can make before an engineer attends. Leave electrical connections, control boards and motor housings to a competent engineer.
Many gates and barriers are now looked after by someone other than the original installer. We take over maintenance of systems fitted by other companies, starting with an assessment of the equipment as it stands. Keep any manuals, remote handsets, access codes and previous service records together, but do not put codes or passwords in a website enquiry.
Gates, barriers and the wider entrance system
An entrance rarely works in isolation. The gate may open from an intercom, a keypad, a fob reader or a vehicle barrier controller, and a fault in any of those can look like a gate problem. Maintenance should cover how the whole entrance behaves for residents, staff, visitors and deliveries. Our overview of gate automation systems explains the moving-gate equipment, vehicle barrier systems covers car park and yard barriers, and gate intercoms deals with the call and release side.
Where a site also has CCTV, alarms or access control, a single maintenance arrangement can make it clearer who is responsible for each part. Security system maintenance explains how planned servicing and takeovers work across the other systems at a property.
