    BPT and Comelit intercom systems are fitted extensively in blocks of flats across Kent and South East London, usually as video door entry linking a communal entrance panel to a monitor or handset inside each flat. These systems tend to be reliable, but the combination of shared communal wiring, an outdoor panel exposed to the elements, and monitors that can be years apart in age all create different possible points of failure.

    A key difference between these systems and simpler audio-only intercoms is the video signal, which travels over its own wiring or, on newer digital Comelit systems, over a shared bus cable serving every flat. This means a fault can sometimes affect video only, leaving audio working fine, or vice versa, which is a useful clue when trying to work out where the problem sits.

    Because these systems serve entire buildings rather than a single household, faults often need reporting to a managing agent or freeholder before any work can be arranged, and any wiring or panel work absolutely needs a qualified engineer rather than a resident attempting a fix themselves.

    Safe Checks You Can Do Yourself

    Check the monitor's own power and settings

    Confirm the indoor monitor is plugged in and switched on, and check for a brightness or volume control that may have been knocked accidentally, as this occasionally explains a blank or silent screen.

    Ask neighbours whether they have the same fault

    Establishing whether the problem is isolated to one flat or affects the whole building is the single most useful piece of information for narrowing down the cause quickly.

    Look at the entrance panel camera lens from outside

    Check whether the camera lens on the communal panel is visibly obstructed, covered in dirt, or has condensation on it, without attempting to open or adjust the panel itself.

    Note whether the fault is constant or intermittent

    A fault that comes and goes, particularly around certain weather conditions or times of day, points towards a different cause than one that is consistently present every time.

    Report communal faults to the managing agent promptly

    Since these are shared systems, faults affecting more than one flat usually need to go through the building's managing agent so a qualified engineer can be booked for the whole system.

    What Normally Causes It

    A fault on the shared bus or distribution wiring

    Digital Comelit systems in particular rely on a shared bus cable connecting every flat back to the entrance panel, so a single break or short in that cable can knock out video, audio, or both for multiple flats at once.

    A failing camera module in the entrance panel

    The camera inside the communal panel is exposed to weather and general wear, and can degrade or fail entirely over time, causing a loss of picture for every flat while audio continues working.

    An individual monitor reaching the end of its life

    Indoor monitors, especially older BPT models, can fail electronically after many years of service, which explains a single flat losing service while the rest of the building's system works normally.

    A power supply fault at the panel or a distribution point

    These systems typically rely on one or more power supplies feeding the panel and distribution equipment, and a failing supply can cause intermittent faults affecting picture quality, audio, or both.

    Water or condensation affecting the outdoor panel

    As with any communal entrance equipment mounted outside, moisture finding its way into the panel enclosure over time is a common cause of gradually worsening picture or call quality.

    When to Stop and Call an Engineer

    More than one flat is affected by the same fault
    The entrance panel camera has failed for the entire building
    You suspect a wiring fault on the shared bus cable between flats
    A previous repair has not resolved the fault or it has returned quickly
    Any work is needed on the panel, distribution equipment or building wiring

    Encourage your managing agent to schedule periodic servicing of the shared intercom system, including the entrance panel camera and wiring, so faults affecting multiple flats are caught early.
